"But I already know another Realtor"

I've been running into this a lot lately, so I thought I would start to address the issue. With so many Realtors in San Diego, why should they trust me instead of their neighbor, relative, friend's wife/husband, etc?

Let me begin by saying, You don't owe me anything, you don't owe the other Realtor anything.....but you do owe yourself the very best! If I can NET you an extra $5,000-$25,000 over and above another agent, can I be your Realtor?

All Realtors are not the same! They have different levels of experience, education, communication abilities, marketing abilities and ethical belief systems.

So, with 27,000 Realtors (ooops that's down to 13,000) in San Diego....why me?

Great question, and I'll provide a honest answer. Because I will get you what you want! That might mean helping a seller to sell their home in this market while still getting top dollar in the least amount of time. That might mean helping a buyer/investor find the right property and help them purchase for tens of thousands below the comparables.

By putting the clients needs first, I benefit on the back end. Many times I will work with seller's to help them hold on to their home rather than sell. I don't get paid, but it's the right thing to do. I firmly believe I will be compensated by the Universe somewhere else.

Unlike most agents that refuse to invest in their minds, I have attended, learned, taught most real estate training systems in the market, spending over $100,000 on education alone. This doesn't include what I've learned from selling tens of millions of dollars of real estate either.

What I have learned is people want honesty, help and solutions rather than canned scripts or half truths so the agent can make a quick buck!

The industry has needed a challenge to weed out the opportunists. Today's Realtor needs to be an expert in many areas to succeed: internet marketing, guerilla marketing, negotiating, staging, emotional selling techniques, real estate law, appraisal, etc. just to name a few.

Is this the Bottom?

All things must change.

The last 2 real estate down markets lasted 7-8 years, which were followed by unprecedented growth.

Currently we are 4 years removed from the real estate boom. According to various economics sites:

Sales of single- family, re-sale homes in 2007 were down for the fourth year in a
row in San Diego County: falling 16.5%, a relief after the 23.4% drop in 2006.


While there is no exact prediction of the true bottom, a long term investment strategy will yield huge returns as it has over the last 100 years.

The chances for success increase dramatically if the investor picks the right area, finds the right deal and looks for the long term instead of speculating.

It's a great time to buy and invest.

Is the North San Diego Real Estate market back???

Interesting to finally see the other "truth" in real estate on TV last night. For the first time in years, I saw a program pointing out that the current real estate market isn't bad for everyone!

Well who is excited about this market? Investors and home buyers that are informed!

This week was met with a few changes, mainly the FED dropping rates another .5% and the mortgage rates going up a bit.

Overall, the lending interest rates are reaching new lows this month, which in turn is making the housing affordability index the best we have seen in many years. Combine that with a huge market correction in North San Diego Real Estate, and timing has ever been better!

Most Direct lenders like Wells Fargo, Bank Of America, etc. have moved back towards traditional banking. They are loaning their own money directly to borrowers and keeping the loans in their portfolios (meaning they don't sell them to Wall St). Many have stopped allowing mortgage brokers to sell their best loan products and are selling themselves. This makes it very tough for mortgage brokers to compete.

A HUGE, HUGE development was the Bush Stimulation package, which is proposing to raise the loan conforming rates. Right now this is set at $417,000. This eliminates much of San Diego. The new limit will be up to $732,000.

These lending changes very well can help the market turn back to what it was before!

One things is for sure, there are some GREAT deals in North San Diego, IF youknow where to look!
